Smart Home for Renters
Written by renters, for renters. Every device is installed in an apartment where drilling is not an option.

How We Test

Every device is installed in a real apartment with no drilling allowed. We live with it for at least two weeks, then remove it and check the wall. We score install ease, removability, portability and whether a landlord would object โ€” then we publish the score, good or bad.

Thermostats are the hardest smart home category for renters, and most guides pretend otherwise. Here is the honest version: a thermostat is landlord property, it is usually wired into the building, and swapping it is often a lease violation even when it is physically easy.

So this guide is split in two. First, the thermostats that are genuinely safe to install in a rental. Second, the ones that are not โ€” and what to do instead.

The Short Answer

Option Landlord risk Renter Score Verdict
SwitchBot Hub 2 + IR blaster None 10/10 Best renter option
Sensibo Sky None 10/10 Best for mini-splits
Nest Thermostat (with permission) Medium 6/10 Only with written OK
Ecobee Smart Thermostat Medium-high 4/10 Needs a C-wire
Any wired thermostat without permission High 1/10 Do not

Why a Thermostat Is Different From Every Other Device Here

Every other device on this site attaches to something you own โ€” a lamp, a door, a curtain rod. A thermostat is bolted to the wall, wired into the HVAC system, and is part of the property.

Three specific risks:

  1. The wiring. Most apartments have low-voltage control wires (R, W, Y, G). If you miswire them you can blow a fuse in the air handler. That is a repair bill.
  2. The C-wire problem. Smart thermostats need continuous power. Many apartment systems have only four wires and no C-wire, which means either an adapter kit or a dead thermostat.
  3. The lease. "No alterations to fixtures" is standard language. A thermostat is a fixture.

None of that means you cannot have a smart thermostat. It means you should not start by unscrewing the one on the wall.

1. SwitchBot Hub 2 + IR Blaster โ€” Best Renter Option

SwitchBot Hub 2

Price: ~$70 | Renter Score: 10/10 | Affiliate: Check price on Amazon โ†’

This is the answer for most renters. The Hub 2 sits on a shelf, learns your existing thermostat's infrared remote codes, and controls it from your phone. Nothing is unscrewed, nothing is wired, and the landlord's thermostat keeps working exactly as it did.

What we liked

What we did not like

Best for: the vast majority of renters with a wall thermostat that has a remote, or any window/mini-split AC.

2. Sensibo Sky โ€” Best for Mini-Splits

Sensibo Sky

Price: $119 | Renter Score: 10/10 | Affiliate: Check price on Amazon โ†’

Sensibo does one thing โ€” air conditioning โ€” and does it better than the general-purpose hubs. If your rental has a ductless mini-split (extremely common in newer buildings and conversions), this is the right buy.

What we liked

What we did not like

Best for: ductless mini-split systems, which is what most modern apartments have.

3. Nest Thermostat โ€” Only With Written Permission

Nest Thermostat

Price: $130 | Renter Score: 6/10 | Affiliate: Check price on Amazon โ†’

The Nest Thermostat is a good product and a bad idea to install without asking. If your landlord says yes in writing, it is genuinely excellent โ€” it learns your schedule and the savings are real.

What we liked

What we did not like

Best for: renters who have asked, and got a yes, in writing.

4. Ecobee โ€” Skip It in a Rental

Price: $190 | Renter Score: 4/10 | Affiliate: Check price on Amazon โ†’

Ecobee is the best thermostat for homeowners with a C-wire and remote sensors. For renters it is the worst of both worlds: it needs a C-wire (or the included Power Extender Kit, which means opening the air handler), and it costs the most.

We are listing it so you know to skip it, not to buy it.

The Honest Conversation With Your Landlord

If you want to swap the thermostat, ask like this:

"Hi โ€” I'd like to install a smart thermostat at my own cost. I'll keep the original in a box and have it reinstalled before I move out, and I'll use a licensed installer so the HVAC warranty isn't affected. Is that OK in writing?"

Two things make landlords say yes: you pay for it and you put it back. If they say no, the IR blaster above gets you 90% of the benefit with none of the risk.

What About Window AC Units?

A window AC is yours if you bought it, and it is the easiest thing in the apartment to make smart. Both the SwitchBot Hub 2 and Sensibo control them over IR. That is usually a better use of money than fighting over the wall thermostat โ€” and window units are what actually run up the bill in a lot of apartments.

Frequently Asked Questions

Can I install a smart thermostat without a C-wire? Sometimes. Nest can steal power on many systems, and Ecobee ships an adapter. But "sometimes" is not a guarantee, and a thermostat that browns out is worse than no thermostat.

Will a smart thermostat save me money in a rental? Only if you pay the utilities. If your rent includes heat and AC, the savings go to your landlord and the device is a convenience purchase, not an investment.

What if my apartment has radiator heat? Then a thermostat swap is even riskier โ€” steam and hot-water systems are not low-voltage. Use a smart radiator valve instead, or just a SwitchBot hub for the AC.

Does the Nest Thermostat work with Google Home only? It works with Alexa too. It does not work with Apple HomeKit.

Can I take a thermostat with me when I move? Only if you installed it and kept the original to put back. Plan on doing the swap twice.
