Smart Home for Renters
Written by renters, for renters. Every device is installed in an apartment where drilling is not an option.

How We Test

Every device is installed in a real apartment with no drilling allowed. We live with it for at least two weeks, then remove it and check the wall. We score install ease, removability, portability and whether a landlord would object โ€” then we publish the score, good or bad.

A security system is the one smart home purchase where renters get told "no" the most. Every traditional system wants a three-year contract, a professional install, and holes in your door frames.

That advice is out of date. Modern DIY systems mount with adhesive strips, run on battery, and cost nothing per month if you skip professional monitoring. We installed three of them in a rental apartment over six weeks and then removed them to check the walls.

Quick Picks

System Price Contract Install Renter Score Best for
SimpliSafe Essentials $249 None Adhesive 8/10 Best overall

Abode Smart Security Kit $279 None Adhesive 9/10 Best for Apple/HomeKit

What Makes a Security System Renter-Safe

Four things, in order of how badly they can cost you:

  1. No contract. A multi-year monitoring contract survives your lease. If you move somewhere the system does not cover, you still pay.
  2. No drilling. Door and window sensors on adhesive strips come off clean. Sensors screwed into frames do not.
  3. Battery or plug-in, not wired. You cannot hire an electrician in a rental, and you cannot rewire a panel.
  4. Portable. When you move, the whole system should fit in one box and work at the next place.

Everything below meets all four.

1. SimpliSafe Essentials โ€” Best Overall

SimpliSafe Essentials

Price: $249 | Renter Score: 8/10 | Affiliate: Check price on Amazon โ†’

SimpliSafe is the system most renters end up with, and it earns that. The base station is a plug-in box on a shelf, every sensor is adhesive-mounted, and monitoring is month-to-month โ€” cancel any time with no penalty.

What we liked

What we did not like

Best for: the renter who wants a real monitored alarm without signing anything.

2. Ring Alarm โ€” Best Value

Ring Alarm 5-piece

Price: $199 | Renter Score: 9/10 | Affiliate: Check price on Amazon โ†’

Ring Alarm undercuts SimpliSafe on hardware and gives you a proper app, and the sensors are the easiest of the three to mount โ€” a bracket and a strip of 3M tape, no screws at all.

What we liked

What we did not like

Best for: the renter who wants the lowest total cost and already uses Alexa.

3. Abode Smart Security Kit โ€” Best for Apple Home

Price: $279 | Renter Score: 9/10 | Affiliate: Check price on Amazon โ†’

Abode is the only system here with real HomeKit support out of the box, and it is the most flexible: it can be a dumb local alarm with no account at all, or a fully monitored system.

What we liked

What we did not like

Best for: Apple households, or anyone who wants a system that works with no cloud account.

4. Aqara Hub M2 + Sensors โ€” Best No-Fee Option

Aqara Hub M2

Price: ~$180 for hub + 4 sensors | Renter Score: 10/10 | Affiliate: Check price on Amazon โ†’

If you do not want a monitoring subscription at all, building your own from Aqara parts is cheaper and quieter. The hub has a built-in 95 dB siren, and every sensor is adhesive.

What we liked

What we did not like

Best for: tinkerers and anyone who refuses another monthly bill.

Why We Score Vivint 2/10

Vivint is a good system with a bad shape for renters: five-year contracts, professional installation, drilling, and equipment that belongs to them rather than you. If you break the lease early you owe the rest of the contract. It is built for homeowners and we would not recommend it to anyone renting.

Renter Readiness Score

Dimension Points What it measures
Install ease 0โ€“3 3 = adhesive only, no tools
Removability 0โ€“3 3 = leaves no trace
No-drill 0โ€“2 2 = zero holes
Portability 0โ€“1 1 = fits in a moving box
Lease compliance 0โ€“1 1 = no permission needed

Frequently Asked Questions

Will my landlord know I installed a security system? The sensors are small and stick to door frames. There are no holes and no wiring. In most leases this is not an "alteration" โ€” but read your lease, and see our guide to talking to your landlord.

Do I need the monitoring plan? No. All four recommended systems work as self-monitored alarms with free app alerts. Monitoring is what calls the police for you when you are not home.

What happens when I move? You unplug the base station, peel off the sensors, and reinstall at the new place in about 20 minutes. Adhesive strips are reusable if you buy fresh 3M command strips.

Do these work without internet? The alarm sounds locally and the sensors still trigger. App alerts need internet, and cellular backup (SimpliSafe) covers that gap.

Can I use a security system in an apartment with a shared entry? Yes. Put a contact sensor on your own door and a motion sensor in your hallway. Skip anything on the building's front door โ€” that is the landlord's.
